Freehold Investment Management, a specialist manager of Australian real estate and infrastructure, today confirmed it has received a superior, 4-star rating for its Debt Income Fund from leading investment research house, SQM Research.
The inaugural rating classifies the Fund as superior or high investment grade. This rating, in SQM Research’s view, indicates the Fund has an appreciable potential to outperform over the medium-to-long term; there are very little to no corporate governance concerns; and management is of a high calibre.
Omar Khan, Portfolio Manager at Freehold, indicated that when the Fund was established, the goal was to provide investors with regular income from a diversified, and conservative, portfolio of debt secured by real estate. “We believe the Fund’s objectives, and the way we manage it, offer investors who are seeking yield, attractive risk adjusted returns with monthly distributions.”
“When lending to Australian institutional mid-market real estate companies, our focus is on senior first mortgages at conservative loan to valuation ratios, with a bias to capital protection, quality, relatively short duration and regular coupons.”
The rating comes as the conservatively managed real estate debt Fund approaches its first anniversary and is on track to deliver a return to investors above its investment objective, being a total return of between 7%-8% per annum (after fees).
